  • Why was my application declined? What should I do next?

    We are receiving approx 15-40 applications per each advertised property If you have been declined that usually means the landlord has decided to go ahead with another application for this property. Alternatively your application was declined as the moving in date you proposed was not suitable for the Landlord's requirements. We also decline applicants in order to allow them to apply for an alternative property if the Landlord has indicated a preference to other applications received (which still may processing) ****please note your application will be deleted from our system 30 days after submission date***
  • PLEASE NOTE
    This is the first step of your application where we request a summary of your current circumstances which will be shared with the landlord for them to make a decision.  Any decision will be on the condition that what you have put on this form can be verified and satisfactory credit and reference checks obtained. All information provided on this form will be shared with the landlord (except for your contact details)

    Until your Tenancy Agreement is signed, we cannot guarantee your accommodation. This is a note of interest which starts the application process and does not confirm you have been accepted for the property.

    We recommend you start to prepare your tenancy documents (listed below) now as if you are accepted this will speed up the process for preparing your tenancy agreement for signing.  (the email address provided ont this form will receive detailed instructions on the next steps when you press submit)

    If you are accepted you will have to provide the following within 24 hrs from acceptance:

    - proof of ID, student ID, VISA (where applicable)

    - proof of address (dated in the last 3 months, e.g utility bill) 

    - proof of of income to match details provided below (full last 3 months payslips and/or bank statements with incoming transactions only) ( If you are self-employed and don’t receive monthly pay slips then tax returns or an SA302 will be requested – SA302 can be provided by HMRC)

    -Guarantor form (where applicable, eg you have started your job less than 6 months ago, your income is lower than required 40% or you are a student) (documents required form your guarantor: ID, proof of address and proof of income (last 3 months or  tax returns if self employed)

    - employer and landlord references and/or their full contact details (including email address)

     
    Please note: if accepted and your move in date is 15th of the month or after - you will be required to pay the remainder of the first month together with the second month 

    Definitions:

    Lead Tenant - This relates to joint tenancies only (where more than one tenant renting the property) the lead tenant will be the main point of contact for updates on the application. 

    Sole Tenant - This is when there is only one tenant applying to rent the property and they will receive updates directly on the application.

  • PLEASE NOTE

    If you started new job and still on probation period - you will be required to provide a guarantor or pay rent in advance (up to 6 months can be requested)

    If you are a full time student but have a part time job you only need to provide student details, not your employment. 

    If you are a full time student you will be required to provide a guarantor (see question 3)


  • Affordability

    Rent meets 40% of monthly NET (after tax) income for each tenant – this means that your monthly income after tax needs to be at least 2.5 x the monthly rental of the property, for example if the rent is £750 pcm you would need to earn at least £1,875 pcm
